A-Grade Office Space in Adelaide's CBD

185 Pirie Street delivers 6,500 square metres of contemporary office space across seven levels, positioned directly opposite Hindmarsh Square in Adelaide's CBD. Completed in late 2024, the building was designed and developed by Palumbo to address growing demand for modern, sustainable office environments.

The building achieved Australia's first 5 Star Green Star certification at design stage and targets both 5 Star Green Star and 5 Star NABERS energy ratings—credentials that matter when occupancy costs and environmental performance impact operational decisions. A light-filled atrium, rooftop terrace, ground-floor café, and comprehensive end-of-trip facilities establish the amenity standard, while flexible floor plates and 10-gigabit internet connectivity provide the infrastructure tenants require.

Defence Housing Australia secured Levels 6 and 7 as anchor tenant, with additional commercial leases finalized during construction. The project created over 250 jobs during the build phase and added A-grade stock to Adelaide's CBD at a time when businesses are reassessing their workspace requirements.
